We know that home is the most significant and sacred of all your environments and we are thrilled to have the opportunity to help you enhance your space. We cannot wait to get to know you better over the next several months.
This dashboard is here to host all the important information that we need to bring your project to life.
Our process is built on open communication and collaboration, so your input is of the utmost importance. We have a few assignments for you to kick off your project. These will help us get to know you better, provide a reference point we can revisit throughout the project, and give us a chance to get a clear answer on anything we haven’t already discussed. Your work here will lay the foundation of your spaces unique design plan, so please be as honest and thorough as possible!
Important Information
Project Updates
When your project is in full swing, please expect an email from us weekly with project status updates. As we are ramping up, ending or in-between phases, updates will be sent out on as needed basis.
Communication
Please allow 24-48 hours for any/all responses. We are often in the field, in meetings, sourcing your finishes, or drawing up your dream space. This will allow us time to read your email and craft a response that will address your questions.
We prefer to communicate by email. Please email us projects@asrdesignstudio.com and cc ariel@asrdesignstudio.com so that the whole team can assist you.
Feel free to text us to schedule, reschedule, or if you need assistance during construction i.e. the wrong color paint in being applied in the Living Room.

APPROVAL FROM OTHER DEPARTMENTS
1. Obtain Health Department approval (5500 Overland Ave., Suite #110 & 210, San Diego, CA 92123). Contact the Health
Department at (858) 505-6700 or (800) 253-9933.
Present approved set of Health Department plans for verification.
Once we have an updated set with the new coffee cart I will contact the city
2. Obtain Food Establishment Wastewater Discharge (FEWD) approval if the grease waste system is altered.
Copy/Scan the FEWD sink list and include the approval in the Plumbing Sheet.

SHEET A4.1: ELECTRICAL PLAN
1. Please ask your electrician for sizes, outlet demand, and total demand for Water Heater and Roaster for Gas demand. Once you have this information please share with me so I can update the plans.
Indicate material for gas piping on plans.
Indicate pipe sizes, each outlet demand, and the total demand served by the gas meter.
SHEET A5.1: PLUMBING PLAN
1. You need to get this sheet stamped and signed by your Plumber before we can submit back to the city.
The plumbing plans must be stamped and signed by the California-licensed professional who is responsible for the work per the California Business and Professions Code (Ch. 7, Div. 3, Business and Professions Code, Art. 2, Sec. 6735.4).
2. Your plumber needs to confirm the drain sizes, vent pipe sizes and cleanout locations and let us know so we can update the drawings.
Provide an isometric layout for the sanitary system. Label all fixtures on the isometric layout. Indicate POC, all drain and vent pipe sizes and cleanouts.
Indicate 1/4″ per foot slope for waste pipes per section 708 CPC.
3. Your plumber needs to let us know the routing and termination of the pressure and temperature relief drain from the water heater. Once you have this information, please let me know so I can update the drawings.
SHEET A6.1: LIGHTING AND CEILING PLAN
1. You will need your electrician to confirm how and where the Vent fans in the restroom and janitor closet will vent out. They can sketch on the plan or add comments in Adobe on top of the plans that I can implement into the drawings.
2. Your electrician to confirm how the roaster is venting out
Show termination of exhaust ducts on plans. Indicate clearances from exhaust fan outlets to outside air intakes of HVAC units, to openings into the building, and to property lines.
3. Have your electrician provide a diagram that I am implementing into the drawings. To include feeders and their overcurrent protection devices, panelboards,
distribution boards, switchboards, motor control centers, grounding, conduit and conductor sizes, etc.
4. Provide panel schedule(s) indicating number and types (lighting, receptacles, etc.) of outlets, wattage rating of each
circuit and panel load summary.
5. Indicate the interrupting rating of all breakers. Provide supporting documentation that may include series rated information, provide complete point-by-point fault current calculations; start the fault current calculations at the point of connection of SDG&E’s service conductors to the customer’s facilities. The utilities’ maximum contribution to fault current is noted on page 006 of San Diego Gas & Electric Service Standards & Guide.
For systems employing series rating, provide the following:
a) Manufacturer’s catalog sheets verifying an approved series rated system.
b) Component identification on the single line diagram to match the catalog sheets. Series interrupting rating, manufacturer and catalog name of components shall be included on the plans. Per Section 240.86(A).
c) Note on the single line diagram stating that equipment with series rating applied will be field marked “Caution Series Combination System Rated ____ Amperes. Identified Replacement Component Required.”. (Per Section 110.22).
6. Provide voltage drop calculations. Maximum combined voltage drop on both installed feeder conductors and branch circuit conductors to the farthest connected load or outlet shall not exceed 5 percent. 160.(c)

Water Heater is Not up to Code
The Flue – which is the part that sits on top of the water heater needs to be connected to metal piping that exhausts gas to the outside.

Code requires that all gas water heaters on a platform 18″ high.
